Description
This 4-key 26-bed complex of Furniture Rooms and Apartments is situated in the area of Aiginitissa on Aegina Island and spans an area of 1003.98 sq.m.. The plot's morphology is characterized by its pronounced inclines, creating a unique topography. Located atop the hill of Aeginitissa, the property offers unobstructed panoramic views of the surrounding landscape and the sea, including the landmark islands of Moni, Agkistri, and Methana. The central element of this architectural composition comprises five consecutive terraces, aligned with the varying elevations and oriented to maximize the expansive view from northwest to southwest. Buildings are positioned on these terraces, seamlessly integrating with the natural environment without disrupting its harmony.


The main entrance to the complex is situated on the northern side of the plot, providing access to the primary road network, with the parking area located there as well. A network of interior layouts, staircases and platforms, complemented by greenings, enables visitors to explore both the buildings and the surrounding terrain. The plot fencing is made of local stone-clad retaining walls. The complex consists of three overground buildings with planted rooftops and attic, arranged at varying levels in the center of the plot. The complex features two types of buildings. Buildings B and C, with net surfaces of 96.74 sq.m. and 96.62 sq.m. respectively, each contain three double rooms with bathroom, a kitchen, and a living room. These buildings share a similar form and are positioned as reflections of each other in a flowing, wave-like arrangement, parallel to the varying elevations of the plot to optimize its spatial potential. While the shared areas may not offer views, they create an exterior courtyard that includes the living room and swimming pool areas. Bedrooms, positioned at an angle, are oriented to provide direct views. As a result, movement is primarily concentrated along the side of the shared areas, ensuring the necessary privacy for occupants.

Building A, with a net surface of 81.07 sq.m. (featuring two triple rooms with bathroom, a kitchen and a living room), diverges from the previous structural and design concepts, adopting a simpler, more linear approach. This design choice aims to effortlessly integrate the building into its natural surroundings, as it is situated at the highest point among the three. Each building has its own entrance and private yard, completed with an exterior living room, a BBQ area, and a swimming pool. The lower section of Building A, which aligns with the elevation of Buildings B and C, includes storage rooms that support the efficient functioning of the complex. Two of the three buildings (B and C) are constructed with reinforced concrete and finished with local stone cladding, achieving visual continuity with the stone retaining walls of the surrounding plot and underlining the architectural character of the area through the use of local materials. In contrast, Building A features a metal framework with thermal insulating blocks, finished with natural materials such as structural timber (CLT Roofs) and local stone, in a similar style to the other buildings.





The key design principles focus on optimizing the orientation of the buildings to ensure unobstructed views of the sea, while also prioritizing natural lighting, ventilation, and minimal energy footprint. Spaces are carefully arranged to make the most of the plot's elevation, allowing for panoramic sea views, while also preserving privacy, seclusion, and tranquility. This thoughtful design aims to enhance both mental and physical well-being. The key design criteria have been the optimum orientation of the buildings, the unhindered view towards the see, proper lighting and ventilation of spaces, a bare minimum energy footprint and the proper positioning of all required functions, by best using the height of the plot, so that each building enjoys panoramic unobstructed view to the sea, while at the same time, privacy, isolation and tranquility, along with mental and physical wellness, are safeguarded. At the same time, every aspect of the design emphasizes its strong connection to the natural environment, reflecting the principles of sustainability. Structures are designed for low energy consumption and high efficiency, ensuring a cohesive integration with the surrounding landscape.
